Where can I get a copy of the Community Bylaws or Covenants & Restrictions?
You may download an attachment of the Community Bylaws or Covenants & Restrictions on the Documents page. From here you can either print the documents or save them as a PDF file.
How much are my HOA fees and what do they cover?
Our current HOA fees are $143 quarterly. Fees go toward the following.

Rural Metro fire service (not ambulance)

Lawn care (including leaf removal in the fall)

Street lights throughout the neighborhood

The liability policy for the association

When are HOA fees due?
HOA fees are due upon receipt of the invoice, and invoices are sent out on a quarterly basis. When sending HOA fees via mail, please be sure your address and unit information is present on the check. (Ex- 604C Idlewood)

We love our community, and we're excited that you do, too! We currently need help and can certainly use your expertise on one of our committees. Currently we are looking for homeowners and renters to help on the following committees.

Where can I find more information about my property?
Knoxville has a great property owner database, free of charge. Simply go to http://www.kgis.org and click on the KGIS Maps link. From this database you will be able to view more information about current property owners, a history of property owners by parcel, sale history, school zone information, and much more.
Our community is considered a PUD (Planned Unit Development). We are not a Condominium...
Why is this important? Because you own your portion of your building and roof along with property around your unit. You have the ability to change your landscape, plant flowers, trees, remove bushes, or personalize your property. Please make sure that you keep landscape simple so that our lawn care contractor can easily mow the lawn. Planted flowers should be easily recognized with mulch or in a raised flower bed. Our assessment fees are much lower as a PUD than a Condominium.

Which utility companies are associated with Idlewood?
Electric and gas services are provided by the Knoxville Utilities Board (KUB) and water/wastewater services are provided by First Utility District (FUD).
What are Community Alerts? How I have a Community Alert added to the home page?
The Community Alerts section, located on our home page, contains all alerts currently happening within our community. Alerts you can expect in this section will include:

Notification that HOA quarterly statements are being mailed out
HOA annual meetings and special meetings outside of the annual meetings
Neighborhood events such as the community garage sale, cookouts, etc.
Notices regarding HOA planned maintenance in the area
Neighborhood Watch activity
Changes to the HOA

Who do I contact to share a complaint or frustration?
Our community is maintained by residents who care for where we live and want to see it prosper for years to come. This can only be done if everyone chips in and helps us maintain the community by paying HOA dues. Paying these mandatory fees will allow us to financially support the community and take action on select events which arise.
In order to maintain peace and order within the community, we want to be sure we address any concerns before they become a frustration. We make every attempt to get back to you in a timely manner, but please remember the email box and phone numbers are maintained by volunteers who have accepted the privilege of serving our community.
